Terms & Conditions of Booking – The Granary Airbnb Cottage; Last updated: 24 January 2026

These Terms & Conditions apply to all bookings made at The Granary, owned and operated by Chris & Charmaine Harding. By making a booking, you agree to the terms outlined below.

1. Booking Confirmation
A booking is confirmed once payment has been received and confirmation has been issued via Airbnb or the relevant booking platform.

2. Cancellation Policy
Guests may cancel free of charge within 48 hours of booking, provided the cancellation is made at least 14 days before check-in.
Cancellations made after the 48-hour window may be subject to charges in line with the booking platform’s cancellation terms.
No refunds will be given for early departures or unused nights.
We strongly recommend guests take out appropriate travel insurance.

3. Check-In and Check-Out
Check-in: From the time stated in your booking confirmation
Check-out: By the time stated in your booking confirmation
Late check-outs or early check-ins may be possible by prior arrangement but cannot be guaranteed.

4. Occupancy
The maximum number of guests must not be exceeded under any circumstances. Only guests named on the booking are permitted to stay overnight at the property.

5. Use of the Property
The Granary is provided for holiday accommodation only. It must not be used for parties, events, or commercial purposes. Guests agree to treat the property and its contents with care and respect.

6. Restricted Areas and Animals
For safety and animal welfare reasons, guests must not access any areas where animals are kept unless they have received explicit permission and are accompanied or assisted by the hosts. Entering animal areas without permission is strictly prohibited.

7. Damage and Breakages
Guests are responsible for any damage or breakages caused during their stay. Please report any issues as soon as possible so they can be addressed promptly. We reserve the right to charge for repair or replacement if necessary.

8. Cleanliness
The property will be cleaned prior to your arrival. Guests are expected to leave the property in a reasonable condition at the end of their stay.

9. Smoking and Vaping
Smoking and vaping are not permitted inside The Granary. Evidence of smoking indoors may result in additional cleaning charges.

10. Pets
Pets are not permitted at The Granary under any circumstances.

11. Safety and Liability
Guests stay at The Granary at their own risk. The owners accept no responsibility for loss, damage, or injury to guests or their personal belongings during the stay, except where required by law.

12. Right to Refuse or Terminate a Stay
We reserve the right to refuse a booking or terminate a stay without refund if these Terms & Conditions are breached, or if behaviour is deemed unsafe, disruptive, or inappropriate.

13. Changes to Bookings
Any changes to bookings are subject to availability and must be agreed in advance. Additional charges may apply.

14. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
